Espaces Ferroviaires, the SNCF Group's urban planning and development subsidiary, brings new life to railway sites that are no longer used for operational purposes. Its teams develop these exceptional land areas to create the city of tomorrow, in partnership with local authorities, developers, social landlords, investors and users.
Espaces Ferroviaires masters the entire chain of skills involved in regenerating railway sites and reintegrating them into the city: freeing up land, designing and implementing development projects, building and promoting real estate programs. Each project calls for a unique, tailor-made approach based on a close partnership with local authorities, to create a sustainable urban piece and a mix of uses, partnerships and social, societal and economic aspirations.
Designed by agencies Franklin Azzi and Hame, this first Parisian office building by developer Espaces Ferroviaires is 100% reversible and boasts high environmental credentials.
Espaces Ferroviaires has launched "Immeuble de Demain" in partnership with the Institut Français pour la Performance du B timent (Ifpeb) and the CSTB, and with the support of Builders & Partners (Groupe Vertical Sea).
Tailored to the specific features of Espaces Ferroviaires' property portfolio and its commitment to urban regeneration, this standard is designed to measure the environmental and social performance of the buildings that will be built in connection with the post-carbon neighborhoods developed by Espaces Ferroviaires.
"The special feature of this integrated, holistic approach is that it involves a methodology for measuring urban benefits right from the design stage. We want to monitor the quality of the building and its performance over time, with tangible data and indicators to analyze its robustness, in order to offer a sustainable, attractive and responsible future for our neighborhoods," explains Fadia KARAM, Managing Director of Espaces Ferroviaires.
The "Immeuble de demain" initiative illustrates Espaces Ferroviaires' strategy of environmental and social performance: promoting energy and carbon sobriety, bringing nature back into the city, making the most of resources and deploying a new range of services and uses. By initiating such a virtuous loop, the repository will be able to build up a database covering all stages of a building's lifecycle, from design to construction and operation.
