SIBCA breaks down silos to make real estate a transitional sector! In partnership with ADI, IFPImm, IEIF and Sarment, we'll be bringing together investors, users, financiers, local authorities, developers and operators.
Real estate accounts for 40% of greenhouse gas emissions. Water, soil and biodiversity are not (yet) considered as assets. Climate change risk is not (sufficiently) integrated. The park is obsolete. Massive capital investment is required. Despite this, by 2030, the projected demand for low-carbon office space compared with the development pipeline is heavily imbalanced (a gap of 50-70% depending on the market).
To get us started, we'll be bringing together some committed and inspiring players around Olivier Colonna d'Istria from IFPImm, Barbara Kiraly from ADI and Walid Goudiard from Sarment: Priscilla le Priellec from Banque Postale, Christel Zordan from Société de la Tour Eiffel, Jérôme Arnaud from Alstom, Matthieu Nicoletti from Comet and Céline Crestin from Paris La Défense.
On the agenda: a joint approach to move from the "why" to the "how":
80% of the fleet of 2050 is already here, so we need to focus on existing assets. While we know "technically" how to improve the carbon and ESG performance of buildings, the more operational question is how: what leases? what financing? what legal innovations? what distribution of investments and responsibilities?
Business plans are under pressure from fast-changing regulations, changing end-user needs, demanding tenants and fierce competition. Customers and end-users are thinking in terms of experience, flexibility and pay-per-use. We need to walk on both legs: decarbonizing is good, intensifying usage is better! Beyond the lease, how do we think about customer relations and intensity of use?
The commercial sector has a lot to learn from alternative asset classes. What are the new models? What sources of inspiration are there in alternative asset classes such as hotels?
