Spirit Grands Projets fosters and enhances synergies between the Group's businesses. The subsidiary boosts Spirit's capacity to act by combining its expertise to serve cities, developers and major landowners. It also responds to competitions and consultations, and designs and assembles large-scale mixed-use projects. Spirit Grands Projets works with all the Group's businesses. It works in close collaboration with all development teams nationwide to win major projects.
Designed with EpaMarne, this 82-home program in Chanteloup-en-Brie combines clean architecture, environmental performance and integrated green spaces.
Villejuif: NF HABITAT HQE 6* for the 4 buildings, H1 H2 H5 in RT2012 – 10% collective anticipated, H3 in RE2020
🡪 67 tonnes of CO2 saved by replacing the facade sails (16cm thick reinforced concrete) with 23 and 28cm thick Noyant stone.
Spirit Business Cluster in Tremblay-en-France: the first HQE-certified and BiodiverCity-certified business park, incorporating 500 m² of bifacial photovoltaic panels (110 kWp), a wind turbine, a lithium storage system (30 kWh), electric charging stations under a wooden canopy, and a connected micro-forest. This innovative project marked a first step for Spirit Energies, which is now rolling out similar installations in other business parks, such as Villebon-sur-Yvette.
Upcoming projects:
- Chanteloup-en-Brie: NF Habitat HQE (excellent), BioSourced Building (level 2), RE 2020 (threshold 2025), BiodiverCity. Carbon weight saved thanks to wood versus concrete construction: On the 4 plots, the quantity of CO2 saved by being in FOB/MOB compared to classic concrete is: 110.4 tonnes of CO2. For the porch, the quantity of CO2 saved by being in wood compared to classic concrete is: 23 tonnes of CO2.
- Orly: NF Habitat HQE – GPA territorial profile (excellent), NF Habitat Health / Well-being, BioSourced Building (level 1), RE 2020 (threshold 2025)
- Evry Courcouronnes: NF Habitat HQE – GPA territorial profile (excellent), BioSourced Building, RE 2020 (threshold 2028), off-site bathroom

Spirit (and its internal project management subsidiary, BPCC) have achieved level 2 maturity to obtain the NF habitat HQE label. This maturity level commits it to:
Obtain the label on all of its projects,
Train and raise awareness among your teams on the subject
Implement a dedicated management system
Establishment of an NF Habitat representative
Annual audit carried out by Cerqual receiving a favorable opinion
For all projects: site analysis, definition of the HQE profile, low-nuisance construction site
Overall, we strive to ensure strong environmental ambitions on our projects. We are most of the time ahead of environmental regulations and systematically seek to reduce the carbon weight of our achievements with reasoned deconstruction, the reuse of materials from deconstruction, the incorporation of bio-sourced and geo-sourced materials, the carbon study of the supply of our construction sites, the incorporation of renewable energy (most of the time thanks to Spirit Energies).
Spirit Grands Projets is developing off-site and timber construction on its projects. As such, we regularly partner with innovative players in the sector to learn from their best practices: Vestack, Continental Foncier, Les Constructeurs du Bois, and FrameWork through 2024.
Across all of our projects, we are developing “Micro-Forests” which contribute to the management of rainwater on the plot and the redeployment of biodiversity in the city.
Good practice of soft mobility is encouraged in our residences by the installation of bicycle storage rooms on the ground floor, naturally lit and designed as living spaces in their own right.
In addition, Spirit launched the InSpiration think tank at the end of 2022. Experts, experiments, experience. These three words perfectly illustrate InSpiration's DNA: to make an informed and concrete contribution to debates on major urban trends by taking a step back. 40 contributors (elected officials and experts) have actively participated in the circle's work since its creation. We have made clear-sighted diagnoses on the opportunities for Zero Net Artificialization (ZNA) in 2023 and on the fields of application of Real Estate 4.0 this year. 25 down-to-earth solutions have been imagined, some of which are integrated within the Spirit Grands-Projets subsidiary for concrete implementation on the ground.
